Client: VicRoads (Ballarat Facility)
Location: Ground Floor & 1st Floor, Learmonth Road, Wendouree, Ballarat
Completion Date: November 2025
Project Overview
In November 2025, following the departure of VicRoads from their multi-story facility in Wendouree, we were commissioned to perform a complete office clearance and make-ready service. The primary goal was to meticulously clear all furniture and assets from the Ground and First floors, ensuring the entire commercial space was left immaculately clean, tidy, and ready for the next tenant.

Scale and Execution
This was a large-scale logistical undertaking, requiring the swift removal of all functional office assets. The clearance scope included:
- 170+ Multi-Person Desks
- Hundreds of Task Chairs
- Mobile Caddies and Lockers
- Large Meeting Room Tables and associated seating

Sustainable and Social Impact
A core focus of this project was maximizing resource recovery and minimizing environmental impact. We successfully implemented a comprehensive strategy:
- Community Donation: High-quality, reusable assets, including numerous sofas, lounge chairs, and meeting tables, were successfully donated to local Ballarat community shops and charities, extending their useful life and directly benefiting the local area.
- Resource Recycling: All remaining metal components (such as desk frames and chair bases) were meticulously separated and sent to local facilities for dedicated metal recycling.

Outcome: The project was executed efficiently and professionally, successfully clearing all assets from the extensive office space while prioritizing social and environmental responsibility, delivering a spotless environment for the building’s future occupants.

When a major organization like VicRoads vacates a multi-story facility, the logistical challenge is immense. In November 2025, our team stepped into the Ballarat facility on Learmonth Road, Wendouree, to manage a comprehensive office clearance and make-ready service. We didn’t just see a building full of furniture; we saw an opportunity to demonstrate how professional decommissioning can prioritize both efficiency and community impact.
Occupying both the Ground and First floors, the sheer volume of assets required a disciplined, strategic approach. Our mission was clear: clear the space entirely, ensure it met “tenant-ready” standards, and divert as much material as possible from the landfill.
The Logistics of a Large-Scale Clearance
Executing a project of this magnitude requires more than just muscle; it requires a deep understanding of commercial logistics. The inventory list for the Wendouree site was substantial. We managed the removal of over 170 multi-person desks, hundreds of ergonomic task chairs, and a massive fleet of mobile caddies and personal lockers.
Large-scale meeting rooms presented their own unique challenges. We disassembled heavy-duty boardroom tables and organized the accompanying seating for transport. Our team operated with precision, navigating the multi-story layout to ensure we cleared every corner of the facility without damaging the building’s infrastructure. By the end of the project, we had transformed a cluttered, bustling office into a pristine, blank canvas for the next occupant.
Sustainability: Beyond the Dumpster
In the modern commercial landscape, “clearing a space” should never mean “throwing it all away.” We believe that the end of one tenancy should mark the beginning of a new lifecycle for office assets. At the VicRoads Ballarat project, we centered our strategy on two pillars: Community Donation and Resource Recycling.
1. Empowering the Ballarat Community
We identified a significant amount of high-quality, functional furniture that still had years of utility. Instead of sending these items to a processing plant, we partnered with local Ballarat community shops and charities.
- Sofas and Lounge Chairs: These pieces now provide comfort in local community hubs.
- Meeting Tables: Local non-profits now use these tables to facilitate their own board meetings and community planning.
By donating these assets, we extended the product life cycles and provided tangible value to the local Ballarat area. This social impact component remains one of the most rewarding aspects of our work.
2. Meticulous Metal Recycling
Even when an item reaches the end of its functional life, its raw materials still hold value. Our team painstakingly separated metal components—such as steel desk frames and aluminum chair bases—from non-recyclable materials. We then transported these loads to local metal recycling facilities. This process ensures that raw materials return to the manufacturing stream, reducing the need for virgin resource extraction and lowering the overall carbon footprint of the project.
Why Professionals Matter
The VicRoads project highlights why specialized clearance services are essential for commercial real estate. A “make-ready” service isn’t just about moving boxes; it’s about leaving a space in a condition that facilitates a smooth handover. Our team delivered a spotless environment, ensuring the landlord could market the property immediately without further cleaning or repair costs.
We successfully balanced the “hard” logistics of moving tons of equipment with the “soft” goals of environmental and social responsibility. The Ballarat facility stands as a testament to our commitment to excellence and our belief that every office exit can leave a positive legacy.
